I Have A Buyer
INTRODUCTION
The "I Have a Buyer" campaign is a neighborhood-targeted strategy designed to connect agents with homeowners who may be open to selling. By presenting the prospect of a qualified, motivated buyer, agents can encourage homeowners to consider listing their property, reducing the time and effort for both parties. This approach not only accelerates lead generation but also builds rapport and trust with potential sellers in a specific community.

MESSAGING GUIDELINES
Personalized and Purposeful Introduction
Each email should start with a personal, respectful tone that clearly states your reason for reaching out. Begin by introducing yourself and briefly explaining that you represent a qualified buyer actively seeking a home in the homeowner’s neighborhood. Emphasize that this communication is targeted and not part of a general marketing campaign, which makes it clear that you’re contacting them with a specific, meaningful purpose. Including the homeowner’s name and mentioning the neighborhood in the subject line or opening sentence can also increase engagement and make the email feel relevant and personalized.
Emphasize Buyer Motivation and Urgency
Provide a short description of your buyer such as where they came from and their purpose for moving to their neighborhood. Convey the buyer’s motivation to purchase in the area and any criteria they may have (e.g., specific property features or location benefits). By highlighting the buyer’s serious interest, you can create urgency and pique the homeowner’s curiosity.
Keep It Concise and Value-Focused
Avoid overwhelming the recipient with too much information; instead, focus on key points that show how this inquiry could simplify the selling process for them. Maintain a respectful tone that avoids pressuring them to respond immediately, positioning the email as an open invitation rather than an aggressive sales pitch.
Clear Call to Action (CTA)
End each email with a clear, low-pressure call to action. Invite the homeowner to reply if they’d like to discuss the buyer’s interest further or have any questions. Use simple, inviting language such as, “Let me know if you’d like to explore this opportunity further” or “Feel free to reach out if this sparks your interest.” This type of CTA keeps the invitation open and friendly, encouraging engagement without making the homeowner feel obligated to respond.

SAMPLE EMAILS
1. First Email
Dear {{contact.first_name}},
My name is {{user.first_name}} {{user.last_name}} and I am reaching out from {{ custom_values.company_name }}. I recently sold a home in your area at 1921 N 62nd Ave. Due to the high demand from buyers at the open house I hosted, I am now representing a wonderful family looking to purchase a home in your neighborhood.
The family currently lives on Harrison st. And has been a resident of Hollywood for many years. While they love where they live, they have simply outgrown their current home, and they are ready to find their next home! They have identified your neighborhood in {{contact.city}} as their top choice, and your property at {{contact.address1}} is similar to the few they've been interested in so far, which is why I am reaching out.
This is not a random solicitation. I am simply reaching out in an effort to find the right home for our buyers. With inventory being so low, part of our job is to think outside the box to find new, creative methods for identifying and selling homes. I am not reaching out to try to list your house.
If you would be even remotely willing to entertain selling your home, we would love to speak with you about this matter further. You can reach me anytime at this number. If your home is currently listed on the market, please disregard this message.
I hope to hear from you soon.
2. Second Email - Follow-up
Hi {{contact.first_name}},
I just wanted to follow up to make sure you received my previous email. Do you have a few minutes to chat this evening?
I look forward to hearing from you.
Thanks,
3. Third Email - Follow-up
Hey {{contact.first_name}},
Hope you're doing great. Just touching base again about your home at {{contact.address1}}. The family I mentioned is still very much looking to move into your neighborhood.
I am not trying to list your house, simply match my client with the perfect house, one they’ve specifically expressed interest in.
Please let me know if you have a quick minute to chat.
4. Fourth Email - Follow-up
Hi {{contact.first_name}},
I’ve reached out a few times and haven’t heard back. I know it can be a bit annoying having agents emailing you all day, but I promise I’m simply trying to find the right home for my clients. Inventory is very low, and my clients understand they’d need to pay a premium if finding something off-market. It could truly be a win win.
Looking forward to hearing from you!
